At SFS Realities, we ensure that every property listed for sale is thoroughly verified and supported by the necessary documentation. To get started with selling your property, please provide the following information and documents. This will help us verify the legitimacy of the property and proceed with the approval process. Please note that our services are charged, and the registration fee for document verification is INR 10,000 (One Time for Single Property for Single Deal).

Documents Checklist for Property Sale

1. Personal Documents of the Owner:

• Aadhar Card (Copy)
• PAN Card (Copy)
• Passport-size photographs (3 copies)
• Proof of Address (Utility Bill/Driving License)

1. Property Documents:

• Sale Deed/Title Deed (Original and Copy)
• Property Tax Receipts (Latest)
• Encumbrance Certificate (Up to Date)
• Occupancy Certificate (If Applicable)
• Building Plan Approval (For constructed properties)
• NOC from Society/Builder/Authorities (As applicable)
• Development Agreement/Agreement to Sell (If available)

1. Financial Documents:

• Loan Repayment Statements (If property under mortgage)
• Bank Statement for Registration Charges Payment (Proof)

1. Legal Documents:

• Proof of Identity for all Co-owners (If applicable)
• Affidavit/Undertaking (If required by legal terms)
• Registered Power of Attorney (If selling on behalf of owner)
• Litigation Report (If the property is under legal dispute)

1. Property Photos:

• High-resolution images of the property (Interior and Exterior)
• Aerial views (If applicable)
• Photos of surrounding infrastructure and neighborhood

1. Property Verification and Inspection:

• Upon submission, our team will conduct a comprehensive property inspection and document verification process to ensure the sale is legitimate and complies with all legal and geographical norms.

How to Register

• Submit the INR 10,000 registration fee (One Time for Single Property for Single Deal) for processing and document verification. This fee includes property verification and all necessary documentation checks.
• We will notify you of the acceptance or rejection of your property for listing, based on our comprehensive evaluation process.
